Ailsa Business Park is the latest addition to our business property portfolio. These high specification Business units provide excellent space for new and existing small businesses in the area. The units range in size from 1000sq ft. to 8000sq ft. They have been built with flexibility in mind and offer the possibility of expansion in to larger premises as the business grows.
The buildings are single storey steel portal frame construction with high eaves height. The units are heavily insulated throughout with the latest composite roof panels. Units 1 and 2 were the first industrial buildings that we built speculatively. The building is a steel portal frame with mono pitch roof subdivided in two identical units. Each unit has a 3000sq ft. footprint with a 1000sq ft. mezzanine floor. The building was constructed to the highest standards, fully fitted out ready for potential tenants to move in straight away even with the phone lines and internet connections up and running. This investment shows the long term approach that we take on our commercial properties. Both units were successfully let out soon after completion.
Kyle Business Park and Green Street Lane Business Park Ayr were our first industrial parks purchased in 2003. The two estates have proved very popular with units ranging in size from 650 sq. ft. to 1500sq. ft. The units come in under the current small business rates relief threshold of £10,000 rateable value per unit, and nearly all the occupants are exempt from rates. This makes them more affordable and we have found these units to be perfect for small start-up businesses. With our simple licence agreement and different management approach to these Business Parks we enjoy a very high occupancy level.
Woodgate Way North is our largest business park situated in Glenrothes Fife. The Estate consists of ten 4000sq. ft. units with a large concrete yard. The excellent road network and close proximity to Edinburgh are the main reasons why we purchased this estate, giving us a presence on the buoyant east coast of Scotland. The estate has a diverse mix of tenants ranging from a large national company to a landscaping firm that covers the Fife area.
30 Ballot Road, Irvine is the site of the Ayrshire Storage Centre and the Thornhouse Business Centre. Utilizing the 55,000 square ft. former textile factory, the Ayrshire Storage Centre was the first purpose built self-storage centre in Ayrshire and has been running since 2000. The site has been steadily developed over that time and currently has 380 storage units ranging in size from 250-1000cu ft. The Thornhouse Business Centre consists of two office blocks with 11 offices and 3 modern factory units. In 2013 we installed 600 Photovoltaic panels on the roof of the storage centre and at the time this was the largest solar farm in Ayrshire.
Formerly a British Gas depot, we purchased this site in 2006. The building was completely stripped and fully refurbished. The building was subdivided forming two separate high quality office suites. Fully landscaped with a large car park, and located close to the centre of Irvine this building creates the correct image for a professional office based business.
